An automatic fire alarm system is a system that automatically signals an emerging fire hazard. Such signalling shall inform of the danger with a view to protecting human life and preventing serious damage to property. To ensure the smooth operation of the system, it must be maintained regularly. The maintenance conditions of the fire alarm system are regulated by the laws of the Republic of Estonia and are mandatory for all ATS owners.

Description

Quarterly maintenance 

  • The system user is questioned. The complaints and concerns so far will be identified. 
  • All entries in the journal are examined and faults are checked. 
  • It shall be verified whether system users have received appropriate training and are able to practise the system. 
  • The alarm, malfunction and auxiliary functions of the central unit shall be checked. 
  • Visual inspection of fire alarm system equipment and possible signs of injury. 
  • Check the activation of each circuit's sensors or fire alarm buttons to test the central unit's ability to receive signals. 
  • Dry cleaning of equipment (all sensors are cleaned during the year). 
  • Checks and tests shall be carried out on all circuits as defined by the installer, supplier or manufacturer. 
  • Reservoir battery capacity check. 
  • The maintenance log shall assess the integrity of the operation of the system and report any disturbances due to use. 
  • Documentation shall be verified: drawings, instructions for use, etc.

Annual maintenance 

  • The performance of all devices and applications connected and controlled by the system shall be checked. 
  • The operation of each sensor, message button and alarm device shall be checked in accordance with the manufacturer's recommendations, including, where appropriate, maintenance and decontamination of parts of the system.  
  • Check that all cable connections and equipment are visually sound, undamaged and properly protected. 
  • Check the condition of the batteries.
